This house has been sold now to a family from London.  I wrote the below when selling it:


This is our beloved Grade II  listed seafront Liverpool home with the bulk of its original features  intact.  The views from our home are amazing and the sunsets to die for.  Antony Gormley's famous "Another Place, 100 iron statues modelled on his own body,  are right in front on the beach beyond the parks. 

Beach Lawn has been used in many films and period dramas and is run as a successful 5 star airbnb with super host status so all bills are covered in spades. Guests are very unintrusive as they have their own rooms and kitchen and the house is frankly very large.

 There are two wonderful gardens, 70 feet to the front and 200 feet to the rear.  There is also an old victorian single motor car house at the rear with water and electricity that has direct access from the back road.  It has  potential for  conversion/expansion  as an artists studio, double garage etc. Despite having a road both front and rear of Beach Lawn, the position is very quiet as no drive through traffic is possible.  There are many top-rated public and state schools in the immediate area (walkable).  Also a plethora of diverse restaurants in all directions, and even several music free pubs!

The city centre is 15 minutes away by train (every 15 minutes) or car.  You pass through the docks which are undergoing an exciting  gentrification.  There is a new luxury cruise ship port nearby for instance.  The fact is that Liverpool grew by 178% in 2018 and is officially the most rapidly developing city in England.

We have lived here as a family for 21 wonderful  years and are now retiring to Spain. In this time we have restored the house to respect its origins.  Previously I had a bright photo studio at the top of the house but it has now been returned to a huge bedroom overlooking the sea.  Beach Lawn has 27 rooms which includes 9 bedrooms,wonderful sitting rooms,  a 3 room kitchen with Aga and a galley kitchen for guests/5 bathrooms/3 further cloakrooms and a massive dry basement with original wine cellar. There are buckets of marble and wood fireplaces, ornate ceilings,  3 staircases and many surprising charming features. The roof is of a solid high quality church construction seldom seen in a domestic property. That's the short list!   Lots of Londoners have moved up to this seafront conservation area in the last 5 years to enjoy its heavenliness.

Although we have used this as a family home, it is equally suitable as a boutique hotel and before we bought it was in commercial use for 50 years and has plenty of space at the back to make ample parking - other listed houses on the street already have this type of parking so planning permission  should not be a problem. The basement has endless possibilities, even a sizeable pool and sauna would fit there and  leave room galore for more projects.
